As the economy improves, local companies continue to grow and expand. Ashley Dillard of CRER recently represented one of these companies, Custom Sign Consultants, in the purchase of a new office building. The group liked being in the Kinzie Corridor with its easy highway access and close proximity to downtown and the booming Fulton Market, but needed more space. They also realized the were several benefits to their company to own versus lease. With the popularity of the area it was difficult to find a location that met the user’s desires, but with some creativity 1928 Fulton fit the bill.
One of the challenges of the property was that it was occupied at the time of sale and the first floor space was needed by the buyer. With cooperation from all parties, a lease buyout agreement was reached with the first floor tenant. The new owner is now very happy in the new location and enjoying income from space they are currently renting that also allows them the opportunity for future expansion.
