CRER is pleased to offer 3100–3108 W. Lake Street, a 10,463 SF (0.24-acre) hard-corner industrial site at Lake Street and Albany Avenue in Chicago's East Garfield Park. The asking price is $349,000, or $33.36 per square foot of land.

The site was rezoned from M1-3 to M2-3 Light Industry by Chicago City Council on May 20, 2026. The rezoning broadens the range of permitted industrial uses and makes this one of the few near shovel-ready small industrial parcels on the West Side. The site has 104 feet of frontage on Lake Street, 106 feet on Albany Avenue, and a 16-foot public alley at the rear. That gives it access on three sides, which is rare for an urban infill lot. The five parcels (PINs 16-12-312-030 through -034) are vacant, level, and fenced. The environmental report is clean.

The approved Type 1 plans permit a contractor/construction storage yard with indoor and outdoor storage. The plans include:

  • a 4,500 SF one-story steel building, 24 feet tall
  • three 13'×13' drive-in doors and one 10'×13' drive-in door

  • a secured, gated yard with a new curb cut on Albany
  • The approval also secured two pieces of zoning relief that are hard to obtain: a rear-setback reduction from 30 feet to 3'-6", and a transit-served parking reduction from 8 spaces to 4. A buyer inherits an entitled plan without the time, cost, and uncertainty of a City Council rezoning.

The site is about 600 feet from the CTA Green Line's Kedzie station and minutes from I-290 via Kedzie Avenue. It is roughly 15 minutes from the Loop and close to the Fulton Market and Kinzie Industrial Corridor. The Lake Street corridor is attracting public and private investment. The Hatchery food-business incubator sits directly across Lake Street, and the City continues to push redevelopment around the Kedzie station. The site is located within the Kinzie Industrial Corridor TIF. Roughly 15 minutes from the loop.
